Why You Should Sell your Home Right Now

I want to share something about selling a home right now that a lot of people aren’t aware of.
Sellers have a 3-4 week window right now were they don’t have to compete with Short sales! This is important, it is a short window, but it is very much the case.

Because the $8000 first time home buyer grant is only for homes that close before Nov. 30th, home buyers cannot look at short sales for the next month because there is no guarantee that the home will be closed in time for the grant. Because of that, buyers are all out right now looking at non- short sale homes. So why is this important?

IF YOU NEED TO SELL YOUR HOME BUT CAN’T BECAUSE OF ALL THE SHORT SALES, then you need to get your home up on the market asap so that we can take advantage of this unique spot in our great real estate market.

- We will see more buyers this next 6 weeks than any time in the past 2 years

- They can’t look at short sales (22.9% of the homes for sale in our market)

- They need to be closed by Nov. 30th

car_large.jpgFresh paint, a new front door and colorful landscaping often are sure-fire ways to tease potential buyers over the threshold of a home for sale. But in some cases, no matter how perfect your pansies, nothing can draw their gaze past the tired-looking two-story buried in weeds next door.

More than 60% of 900 people surveyed by contractor-referral site ServiceMagic.com said they have or have had neighbors who make the street look bad by not taking care of the outside of their homes (21% admitted they were the culprit). Common problems: tall weeds and grass, imposing trees or a dying lawn; piled-up junk, particularly old cars; and peeling paint or a visible exterior defect, such as a broken window.

Sloppy properties aren’t exclusive to older dwellings in established or up-and-coming neighborhoods. Bad habits are on display in new developments too, say real-estate experts.

Real Estate Market Still Steady Despite Some Decline Nationally

forsalesign_small.jpgNo one attending this week’s National Association of Realtors annual convention, which ends today, has been able to ignore the anxiety created by the slowest housing market in more than a decade.

But 30,000 real estate professionals had plenty of opportunities to take their minds off that subject, by listening to sessions like “Win Over the Wealthy With Lifestyle Marketing” or “The Socratic Method of Building Rapport.”

They could stroll through trade-show booths at The Venetian hotel that were hawking everything from lawn signs to lockboxes to luxury homes in Costa Rica. They could attend cocktail parties - lots - thrown by state Realtor associations.

If they were feeling low, a host of celebrity inspirational speakers - from former Notre Dame football Coach Lou Holtz to comedian Bill Cosby - were there to pick them up.
